Apartment search advisory, Kyiv
Tell us the neighborhoods you prefer, the size you need, the infrastructure that matters day to day, and your purchase budget. We turn that into a shortlist you can actually visit.
Service model
cloudstyorage.com works as a private agency on the buyer's side. We do not own the apartments we show and we are not a municipal or state service. Every search follows the same five stages, and each stage ends with something written that you can check.
Read the full step sequenceWe confirm in writing that we act as an independent agency for the buyer, list what we will and will not do, and name the person handling your search from start to finish.
Preferred neighborhoods, apartment size and layout, must-have infrastructure such as transport, shops, schools and parks, plus the purchase budget and any repair allowance you are keeping aside.
A compact list of apartments that match the brief, with district notes, ownership documents checked in advance and a plain comment on what does not fit. Availability and terms can change with the owner, so each entry is confirmed again before a viewing.
Appointments arranged around your working hours, one route through the city per visit, and a short summary after each viewing so the shortlist narrows instead of growing.
Price discussion with the owner, a review of the draft purchase agreement with your lawyer, and a documented handover of keys and utility readings.
Agency commission and any extra service costs are disclosed and confirmed in writing before work begins. See fee transparency for the current terms, or send a search brief to start.
The written brief
Every apartment search in Kyiv starts from the same four questions. Answer them in writing and the shortlist stops being a guess, whether you plan to buy or to rent.
Name the districts and streets you would accept, and the ones you would rule out. We add commute time and transport links so the list stays realistic for daily life.
Rooms, total floor area, floor level and ceiling height. If you need a study, a second bathroom or space for a home office, it belongs in the brief, not in a later phone call.
Metro within walking distance, groceries, schools and kindergartens, parks, parking, a shelter nearby. We check each one against the building, not just the district.
State a comfortable figure and an absolute ceiling, plus whether you buy with cash or credit. Budget shapes the district shortlist before we open a single listing.
Not sure where to start? Send a search brief and we will map the districts with you, or read how the search runs step by step.
How the search runs
Every request starts with your criteria in writing. Each step ends with something you can decide on, and no apartment is proposed before the brief is agreed.
You set the preferred neighborhoods, apartment size, must-have infrastructure, and purchase budget. We confirm the order of priorities and point out criteria that pull against each other.
You receive a short list of apartments based on stated criteria and what is actually available. Each entry notes the layout, floor, house condition, transport, shops, schools, parks, and anything that needs checking.
We plan the viewing route around your week and record what we see: light, noise, neighbors, utilities, entry access, and documents the owner can present.
Before any transaction you get the fee and commission details in writing. From there we agree the negotiation steps, the verification checks, and who handles each document.
Prefer the long version? Read how the process works in detail, or send your criteria through the search brief form.
Fees in writing
We are an independent real estate agency and search advisory, not a municipal service. Agency commission and additional service costs are set out in a written brief and confirmed before any transaction.
Shortlists depend on apartments available at the time and the criteria you set. Property terms and prices may change before a transaction is completed.
District notes
Practical notes we write down before shortlisting anything: how you move, where you shop, what the housing stock looks like, and what gets checked on site.
